Nestled in Randwick, this semi-detached dwelling blends heritage charm with modern innovation.
Located on an exposed corner within a heritage context, the project presented unique challenges due to its irregular layout, subdivision and alterations to the existing frontage and roof. The Pamment team turned these challenges into opportunities, carefully restoring the home to ensure it retained its original characteristics while improving the layout and functionality. The main cottage frontage was preserved to maintain street appeal, while a new contemporary addition was added beyond the first two front rooms including a landscaped courtyard and pool.
After living in the home for one year prior to the renovation, the owners requested better airflow between the existing ground floor and the additional first floor, as well as improved ventilation and thermal solutions. They also wanted to ensure there was natural light through the permeable façade and large sliding doors
This design brief created a connection between the exterior zones and the main living spaces, allowing light and air to flow through the open plan and thoroughfares. With the addition of hydronic underfloor heating within the slab and all bathrooms, as well as solar panels on the new roof, thermal performance and energy consumption are moderated..
After major demolition, restoration, and a new ground floor slab, the house build combined both masonry and lightweight carpentry. We removed the existing pool and built a new, larger pool and spa in-house. The fitout features a large pink perforated steel staircase and balustrade as the focal point of the home, allowing light to filter into the central part of the house from a skylight above. The ground floor’s open plan configuration includes a kitchen with a walk-through pantry, a study, a dining area with banquet seating, an informal lounge, a formal lounge, and an under-stair cubby. The new first floor features a private main bedroom suite oriented inward to ensure privacy from neighbouring houses, two additional bedrooms, one main family bathroom, a laundry, and a library nook.
Each room has been given its own personality with pastel paint pigments, complemented by playful wallpaper, light fittings, clever joinery, and exotic finishes. Being both creative and artistic, the owners were heavily involved in selecting finishes, ensuring their individual aesthetics were reflected in each room. The vibrant interior palette extends into the rear courtyard with bespoke tiles made by the client’s sister in Morocco. This project was as enjoyable to build as it is to look at and lounge in. The strong partnership between Pamment Projects and Nadine Nakache made the fast-paced build a breeze to manage, enhanced by the owners’ collaboration and enthusiasm.

I had the pleasure of working directly with Alice and Joey on our recently completed Leichhardt project. Joey and his team’s strong knowledge of all project’s stages paired with a great relation with the trades involved, lead to the high-quality completion with deadlines. We were very pleased with the quality of workmanship, professionalism, and cooperative attitude Pamment Projects displayed.
